Buy or Sell First?

Should I buy or sell first?  Good question.  However the answer is truly dependent on the conditions of the market at the time.

If it’s a slow market with few buyers but lots of homes on the market, it may take longer than usual to sell your home.  Although, on the other hand, you will not have difficulty finding a home to buy for yourself.
In a sellers market, you will sell your home quicker (lots of buyers), but you may have difficulty finding yourself a new home.

In a normal market, it could take anywhere from 20 to 60 days to sell your home (from the day of listing to the conclusion of a purchase agreement).  Typically another 30 to 60 days is added until the close of the sale and the new owner takes possession.

Pricing your home

The quickest way to sell your home is to price it properly.  Everyone wants the most they can get for their home, but if you overprice it compared to what homes are selling for in your area, it will take much longer to sell.

If your home sells quickly you can negotiate a longer closing in order to give you time to find something else for yourself.

First Impressions

You never get a second chance to make a first impression.  Making sure your home is clean, clutter-free and neat in appearance, adds to the perceived value one has when viewing it.  So hang up that laundry, tidy the countertops and mow the lawn.
